| 1. Contract |
Your contract is with Wortner Int'l. Inc. These booking conditions confirm the terms of contract which automatically come into force on payment of the deposit to Wortner Int'l. Inc. or it’s agent. |

| 2. Reservation, confirmation and Payment Conditions |
The best way to make a reservation is to complete our on-line reservation form on the internet. You can of course write to us by fax, email or mail if you prefer. You will receive an confirmation mail within 5 days confirming dates, price and description of the reserved property. Any modifications will be confirmed in this mail, which forms the basis of our contract with you and should therefore be checked carefully. To accept the booking, a deposit of 25% of the total amount has to be paid to Wortner Int'l. Inc. within 5 days. Payments can be made by personal check (US only), Money order, VISA / MasterCard / AMEX. All payments must be made in US funds. We only can hold the apartment for you after receiving your deposit. If no deposit is received, we reserve the right to cancel the provisional reservation. The balance of the price of your vacation accommodation must be paid at arrival. A final confirmation mail including the rental address, phone number, address and local directions will be sent to you after receipt of the deposit. This mail should be handed to the local rental agent on arrival. Any extra requests can only be guaranteed if confirmed in writing by Wortner Int'l. Inc. |

| 3. Prices and Periods |
Prices are quoted per home per week (not per person) within the price period shown. If your vacation falls across two different price periods, you will be charged pro rata for the number of days in each period. Prices generally include power costs, local phone calls, bed linen unless indicated as an extra charge in the price list. The application fee, final cleaning and the Tax is not included and the amount will be added to your invoice. Any other additional services, such as extra cleaning, etc. are not included and have to be paid locally. Self-catering accommodation often requires that you supply all items necessary for daily living (for example soap and toilet paper). |

| 4. Changes in Conditions or Prices |
We have taken great care to ensure the details in our brochure are correct. If we discover any changes after you have confirmed the booking, we will of course advise you immediately and offer you the option to accept the change or an alternative vacation home of equal value (if available) or a full refund of all monies paid without further compensation (see point 7). Where ”sleeper sofa” is mentioned, please bear in mind that these additional sleeping possibilities are often not as comfortable as regular beds. While we reserve the right to increase or decrease the prices at any time before you book, once your booking is confirmed the price of your reservation is fully guaranteed and will not be subject to any surcharges. In return for this commitment, no refunds will be made for exchange rate movements or cost adjustments that would otherwise reduce the rental cost. We can not be held responsible for price discrepancies due to typographical errors. We reserve the right to impose any taxes or charges which may be implemented by the Government or other regulatory body which were unknown at time of going to press with this price list. |

| 5. SELF-CATERING INFORMATION |
All our units ARE SELF-CATERING. Each home offers a fully equipped
kitchen including cookware and dining utensils, plates, bowls, cups and
glasses, refrigerator, stove top/oven, microwave, coffee maker, toaster
and dishwasher. Bath, hand towels and bed linens are provided. We do not
offer any cleaning supplies for the home, but there is a washing
machine, dryer, mop, broom, dustpan, iron and ironing board in each
unit. Toilet paper and a set of garbage bags are also provided. * Some helpful items to bring are as follows: • Paper towels, napkins, additional toilet paper and garbage bags • Dishwashing and laundry detergent • Washcloths • Coffee and coffee filters • Hand and body soap, shampoo/conditioner, toothpaste, toothbrush and mouthwash • Other personal incidentals |
| 6. Arrival and Departure, Curtailing or Extending your stay |
IMPORTANT: (Arrivals): Our office is not in the building, so please inform us at least 2 days in advance about your arrival time, so we can arrange to meet you at the building Latest possible check- in time is 10 P.M.. Check out time is 10.00 A.M. on the day of departure.
Please contact our rental office by telephone or e-mail in advance if you are delayed. If you are unable to take occupation on the day and time reserved due to delay, illness, personal reasons etc. no refund can be made. Similarly if you have to cut short your vacation for any reason no refund can be made for unused days. If you would like to extend your stay, please contact our rental office and they will tell you immediately whether this is possible. |

7. Changes or Cancellations by you |
If you wish to change any accommodation arrangement we will endeavor to do so. If, however, you request a change of accommodation 42 days or less before arrival date this will be treated as a cancellation and the following cancellation charges will be due. Should you have to cancel your accommodation you will incur the following cancellation charges: -
Cancellations received 43 days or more before arrival date - 25% of the
rental. All cancellations must be confirmed in writing. We recommend you take out vacation insurance to cover against unavoidable cancellation. |

| 8. Changes or Cancellation by Wortner Int'l. Inc. |
It is unlikely we will have to make changes to your reservation. If we are forced to do so we will advise you at the earliest possible date and will offer you the option of accepting the change or an alternative vacation accommodation of the same value (if available) or a full refund of all monies paid without further compensation. If any change is advised less than 4 weeks before departure we will also offer compensation of $50 per booking or a maximum of 10% if the total value of the booking is less than $500 unless the change is due to war, riot, industrial dispute, natural disaster, fire or any other reason outside our control amounting to force majeure. |

| 9. Your Liability |
You have to pay a security deposit on arrival of approximately $800.00 in local currency (more can be requested for large or luxurious properties) or you can provide us with a valid credit card issued in your name. Our rental office is not obliged to hand the keys over until the security deposit has been paid. The deposit will be refunded by mail not later then 30 days after your departure after deduction of any extra charges or damages. Please settle your account before you check out. You must take care of the property and contents and respect the local rules. If you break or damage anything in the vacation home you must advise our rental office immediately. You and your party will be responsible for any breakage or damage made, unless you can prove it was not your responsibility, and will have to pay for replacements or repairs. You must leave the property in good order and wash and put away all kitchen utensils before your departure. The final cleaning by a third party is not included in the rental price. Occupation of the property is strictly limited to the number of people indicated on the voucher. The rental office has the right to refuse entry to extra people or charge a supplement. Sorry, no pets are allowed on our premises. |

| 10. Complaints |
If you should have a problem during your vacation you must inform the rental office immediately who will endeavor to put things right. It is therefore a condition of this contract that you communicate any problem to the rental office whilst on location. If you fail to follow this simple and reasonable procedure we cannot accept responsibility as we have been deprived of the opportunity to investigate and rectify the problem. |

| 11. Our Liability |
We accept responsibility to ensure that the vacation accommodation which you booked with us is supplied as confirmed and the services offered reach a reasonable standard. We cannot accept responsibility for any interruption in services, such as gas, electricity and water, over which we have no direct control. In the event of death, bodily injury or illness we can only accept responsibility if the occurrence results from the negligent acts and/or omissions of our own employees or agents whilst acting in the course of their employment. |
| 12. Act of God |
Should the property be destroyed by fire or other casualty so as to become unfit for human habitation prior to occupancy by TENANT, this lease shall become null and void and all payments made hereunder shall be refunded to TENANT, who agrees to hold the OWNER harmless in such a case. Should the property be rendered uninhabitable by an Act of God (including but not limited to hurricanes, storms, floods, environmental disaster, loss of utilities), during tenancy, reimbursement on a per diem basis will be negotiated between the TENANT and the OWNER. |

| 13. Travel Agents |
Wortner Int'l. Inc. welcomes reservations through travel agents. All base rentals for our vacation homes are commissionable. Travel agency reservations must be paid by agency checks. |
